Auckland hotel rates for November 2026 barely move city-wide: the market middle was NZ$204 for Fri 6 Nov (captured 7 Oct) and NZ$206 for Tue 10 Nov (captured 11 Oct). A behaviour read of 18 CBD hotels tells a different story: the median hotel changes its rate on 72% of nights and asks +5.4% more at weekends (captured 9 Oct). Know which Auckland you compete in before you copy a city-wide number.
Auckland looks flat if you only read the city-wide search. Across four November stay dates captured between 5 and 12 October 2026, the market middle sat between NZ$194 and NZ$206 every night, Friday included.
Inside that number are at least two markets: the CBD, where hotels change their rates often and ask more for Friday and Saturday, and a wider ring of airport, motorway and suburban properties that keep the city middle near NZ$200. This post separates the two and gives you the question to ask about your own hotel.
What are Auckland hotels asking for November 2026?
City-wide, Auckland is priced in a narrow range from one night to the next. The search returned 200 properties with a rate on most captured nights, which is the cap, so treat 200 as the limit of the search and not the size of the city. Across all captures, 271 different properties appeared at least once. For how Auckland sits next to the other towns we captured, see New Zealand hotel rates for November 2026 across 19 towns, and for the same nights on both sides of the Tasman, our read of rates across all 48 Australian and NZ markets.
| Stay night | Captured | Priced | Market middle | Middle 50% |
|---|---|---|---|---|
| Wed 4 Nov | 5 Oct | 200 | NZ$194 | NZ$136–NZ$276 |
| Fri 6 Nov | 7 Oct | 200 | NZ$204 | NZ$147–NZ$295 |
| Tue 10 Nov | 11 Oct | 200 | NZ$206 | NZ$135–NZ$293 |
| Wed 11 Nov | 12 Oct | 199 | NZ$205 | NZ$135–NZ$304 |
Market Pulse Basic, Auckland. Same search basis: 1 night, 2 adults, 1 room, cheapest offer on the public OTA search; refund and board unknown.
Two things stand out. First, the middle moves by only NZ$12 across the four nights, from NZ$194 on Wed 4 Nov to NZ$206 on Tue 10 Nov. Second, the band is wide. On Tue 10 Nov (captured 11 Oct) the middle 50% ran from NZ$135 to NZ$293, so the property at the top of that band asked more than double the one at the bottom. A wide band means Auckland hotels disagree on price, which is what you would expect when budget motels near the airport and harbourside hotels share one search.
Market Pulse Basic reads the public OTA search for one stay date at a time, on the same search basis (1 night, 2 adults, 1 room, cheapest offer; refund and board unknown). The market middle is the median of the properties returned with a rate that night, and we only publish it when 15 or more are priced. The middle 50% runs from the 25th to the 75th percentile. Each stay date was captured once, so every figure is a rate level on its capture date, not a trend. The search is price-sorted and capped at 200 properties, so the count of properties returned is not the size of the market.
Does Auckland charge more for Friday?
A little, and less than CBD hotels lift their weekends. For the 155 hotels priced on both Fri 6 Nov and Tue 10 Nov, we took each hotel's own Friday rate against its own Tuesday rate. This is a Friday-to-Tuesday comparison, captured four days apart (preview basis).
- 79 of 155 (51.0%) asked more than 2% extra for Friday.
- 40 of 155 (25.8%) stayed within 2%, and 37 of those were identical to within 0.5%.
- 36 of 155 (23.2%) asked more than 2% less for Friday than for Tuesday.
- The median of each hotel's own Friday premium was +2.9%.
So half of Auckland lifts Friday, a quarter holds it level, and almost a quarter goes the other way. The 36 hotels that are cheaper on Friday may be weekday-led properties; the data doesn't say why, so check your own Friday pickup. That is the first sign that one Auckland number covers two different patterns.
Midweek, the pattern is even flatter. Of 186 hotels priced on both Tue 10 Nov and Wed 11 Nov (captured 11 and 12 Oct), 98 (52.7%) had identical rates and 101 (54.3%) were within 2%. Across all 41 markets where we captured that pair, 1,870 of 2,894 hotels (64.6%) priced Tuesday and Wednesday the same, so Auckland hotels vary their midweek rates more than the region does. Our Tuesday and Wednesday same-rate analysis covers the regional view.
Why does the Auckland CBD look like a different market?
Because its hotels price the week differently. We read the rates of 18 CBD hotels across 90 nights (captured 9 Oct 2026) and looked at how often each one changes its rate and how much more it asks at the weekend. We do not publish nightly rate figures for smaller fixed CBD sets, because our rule is to publish market figures only from sets of 15 or more properties.
In that read, the median hotel's rate differs from the night before on 72% of nights. Twelve of the 18 are fully dynamic, six are semi-dynamic and none hold one rate all season. The median hotel's own weekend premium, Friday and Saturday against Sunday to Thursday, is +5.4%.
The city-wide +2.9% is the median of 155 hotels' own Friday-versus-Tuesday rates on one pair of nights. The CBD +5.4% is the median of 18 hotels' own weekend-versus-weekday premiums over 90 nights. They measure different things on different hotels. Neither is wrong; they describe different parts of Auckland.
Where short-term rentals fit
Short-term rentals are a separate market, often whole homes with cleaning fees and minimum stays, so they are not included in these hotel figures and are never a hotel comp set or a rate target.
RevPARGenius Take
Auckland is two markets in one search: a CBD that prices the weekend and a wider city that barely does.
If you benchmark a CBD hotel against the city-wide NZ$204–NZ$206 middle, you are comparing yourself with airport, motorway and suburban properties as well as with your real competitors. If you run a suburban or airport property and copy CBD weekend pricing, you may price yourself out of your own guests. Pick the comp set that matches your location and your guest, then compare your Friday and Saturday with that set, not with the whole city.
What should an Auckland GM do this week?
- Decide which Auckland you are in. List the five to ten hotels your guests actually compare you with. If they are CBD hotels, the city-wide middle is the wrong yardstick.
- Compare your own Friday with your own Tuesday. Half of 155 Auckland hotels lift Friday by more than 2% (preview basis). If you are in the 36 that go lower, check that this is a choice driven by weekday business, not a default.
- Check your own weekend premium. The median CBD hotel asks +5.4% more for Friday and Saturday than for Sunday to Thursday (18 hotels, 90 nights). Work out the same figure from your own PMS and see which side of it you sit on.
- Check how often your rate changes. The median CBD hotel's rate differs from the night before on 72% of nights. If your rate holds flat for weeks at a time, ask whether that is a choice or a default.
- Run the break-even question before any lift. Break-even occupancy = your current occupancy × your current rate ÷ your target rate. Use your own occupancy from your PMS; we do not assume one.
Frequently asked questions
What is the market middle for Auckland hotels in November 2026?
The market middle was NZ$194 on Wed 4 Nov (captured 5 Oct), NZ$204 on Fri 6 Nov (captured 7 Oct), NZ$206 on Tue 10 Nov (captured 11 Oct) and NZ$205 on Wed 11 Nov (captured 12 Oct). It is the median rate of the properties returned with a rate on the public OTA search, 1 night, 2 adults, cheapest offer.
How is the Auckland CBD different from the city-wide figure?
The city-wide search mixes CBD hotels with airport, motorway and suburban properties. CBD hotels also price the week differently: in a behaviour read of 18 CBD hotels (captured 9 Oct 2026), the median hotel asked +5.4% more at weekends than on weeknights.
Do Auckland CBD hotels charge more at weekends?
Yes, modestly. In a behaviour read of 18 CBD hotels across 90 nights (captured 9 Oct 2026), the median hotel's own weekend premium, Friday and Saturday against Sunday to Thursday, was +5.4%. We did not capture a city-wide Saturday, so we cannot say the same for the whole city.
How often do Auckland CBD hotels change their rates?
Often. In a behaviour read of 18 CBD hotels over 90 nights (captured 9 Oct 2026), the median hotel's rate differed from the night before on 72% of nights. Twelve of the 18 were fully dynamic, six were semi-dynamic and none held one rate all season.
Are short-term rentals included in these figures?
No. These figures cover hotels and similar properties returned in a public OTA search. Short-term rentals are a separate market and are never used as a hotel comp set or a rate target.

Research methodology and disclosures: Market figures in this article are calculated by RevPARGenius from room rates publicly displayed on online travel agency (OTA) channels, on one search basis (1 night, 2 adults, 1 room, cheapest offer shown). We publish a market figure only where at least 15 properties were priced. The figures are advertised asking prices. They do not show occupancy, bookings, negotiated corporate rates or revenue achieved. Worked examples marked as synthetic use invented data.
