Dunedin hotel rates for November 2026 are steady: the market middle ran from NZ$172 on Thu 5 Nov (captured 6 Oct) to NZ$191 on Wed 11 Nov (captured 12 Oct). Of 67 hotels priced on Fri 6 and Tue 10 Nov, 39 held Friday within 2% of Tuesday. Midweek is steadier still: 57 of 78 hotels kept Tuesday and Wednesday identical.
Dunedin is a calm market in the city-wide search. Most hotels keep Friday level with Tuesday, and most hold the same rate from Tuesday to Wednesday.
This post reads four November stay dates from the city-wide search and compares each hotel with itself across those nights. That same-hotel view is the most useful thing in the data for a Dunedin GM, because it separates real rate changes from changes in which properties appear in the search.
What are Dunedin hotels asking for November 2026?
Four stay dates were captured. Between 81 and 94 properties returned a rate each night, and 117 different properties appeared across the four captures.
| Stay night | Captured | Priced | Market middle | Middle 50% |
|---|---|---|---|---|
| Thu 5 Nov | 6 Oct | 94 | NZ$172 | NZ$139–NZ$243 |
| Fri 6 Nov | 7 Oct | 81 | NZ$190 | NZ$142–NZ$248 |
| Tue 10 Nov | 11 Oct | 88 | NZ$174 | NZ$141–NZ$258 |
| Wed 11 Nov | 12 Oct | 85 | NZ$191 | NZ$140–NZ$270 |
Market Pulse Basic, Dunedin. Same search basis: 1 night, 2 adults, 1 room, cheapest offer on the public OTA search; refund and board unknown.
The bottom of the middle 50% sits at NZ$139 to NZ$142 on every night, which suggests a steady floor of motels and budget properties. The middle moves between NZ$172 and NZ$191. That movement is mostly mix, not rate changes. The Wednesday middle (NZ$191) is NZ$17 above Tuesday's (NZ$174), yet the median paired hotel had the same rate on both nights. With 85 to 94 properties priced, a few more at the top of the list moves the middle. For the national picture, see our New Zealand hotel rates for November 2026 across 19 towns. Our hub on rates across all 48 Australian and NZ markets adds the Australian side.
Market Pulse Basic reads the public OTA search for one stay date at a time, on the same search basis (1 night, 2 adults, 1 room, cheapest offer; refund and board unknown). The market middle is the median of the properties returned with a rate that night, and we only publish it when 15 or more are priced. The middle 50% runs from the 25th to the 75th percentile. Each stay date was captured once, so every figure is a rate level on its capture date, not a trend. The search is price-sorted and capped at 200 properties, so the count of properties returned is not the size of the market.
Do Dunedin hotels charge more on Friday?
Most do not. We compared 67 hotels priced on both Fri 6 Nov and Tue 10 Nov, each against its own Tuesday rate. This is a Friday-to-Tuesday comparison, captured four days apart (preview basis).
| Pair (each hotel vs its own Tue 10 Nov) | Pairs | Higher >2% | Within 2% | Identical | Lower >2% |
|---|---|---|---|---|---|
| Thu 5 Nov (captured 6 Oct) | 74 | 7 | 48 | 48 | 19 |
| Fri 6 Nov (captured 7 Oct) | 67 | 14 | 39 | 38 | 14 |
| Wed 11 Nov (captured 12 Oct) | 78 | 7 | 59 | 57 | 12 |
Tue 10 Nov captured 11 Oct. Thursday and Friday pairs were captured five and four days apart (preview basis). The median own difference was 0% in all three pairs.
On Friday, 14 hotels lifted, 14 lowered and 39 stayed within 2%. The median hotel's own Friday premium was 0%. Across 27 markets, 733 of 1,707 paired hotels (42.9%) lifted Friday by more than 2%; in Dunedin it was 14 of 67 (20.9%). Midweek is steadier still: 57 of 78 hotels (73.1%) had identical Tuesday and Wednesday rates, against 64.6% across 41 markets. Our Tuesday and Wednesday same-rate analysis sets that beside the other markets.
Is a flat rate calendar a problem for a Dunedin hotel?
Not on its own. The city-wide pairs show that most Dunedin hotels keep one rate across the nights we compared: 39 of 67 held Friday within 2% of Tuesday, and 57 of 78 had identical Tuesday and Wednesday rates. The median own difference was 0% in every pair. That is a market where holding a rate is the normal habit.
A flat calendar is not wrong in itself. It suits a property whose occupancy is steady across the week and the season. The risk is the nights that are not steady: if a date fills early and the rate does not move, the last rooms sell at the same price as a quiet Tuesday.
The useful check is how often your own rate differs from the night before, set beside how often your own pickup changes. If your occupancy rises sharply on some nights and your rate never moves, the calendar is flat by default rather than by choice. Our guide to the behaviour gap and the rate gap explains how to read that count against the hotels around you.
We captured fixed comp-set calendars for Dunedin as well, but each covers fewer than 15 hotels. Our rule is to publish market figures only from sets of 15 or more properties, so this post uses the city-wide search and its same-hotel pairs only.
RevPARGenius Take
Dunedin is calm city-wide, and most of its hotels hold one rate across the week.
Most Dunedin hotels hold Friday and Wednesday level with Tuesday: 39 of 67 kept Friday within 2%, and 57 of 78 kept Wednesday identical. The movement in the market middle is mostly mix, not rate changes. Check whether your own flat calendar is a choice or a default.
What should a Dunedin GM do this week?
- Count your own rate changes. Open your extranet for the next 90 nights and count how often your rate differs from the night before. Set that count beside how often your own pickup changes from night to night.
- Compare your own Friday with your Tuesday. Most Dunedin hotels hold them level (preview basis). Make sure your pattern follows your own occupancy.
- Compare your own Wednesday with your Tuesday. 57 of 78 Dunedin hotels kept them identical. If your Wednesday pickup is stronger, a flat rate may be a default.
- Check where you sit against the floor. The bottom of the middle 50% sat at NZ$139 to NZ$142 on every captured night. Note whether your rate sits near that floor and whether your product belongs there.
- Run the break-even before any lift. Break-even occupancy = current occupancy × current rate ÷ target rate, with your own numbers.
Frequently asked questions
What is the market middle for Dunedin hotels in November 2026?
The market middle was NZ$172 on Thu 5 Nov (captured 6 Oct), NZ$190 on Fri 6 Nov (captured 7 Oct), NZ$174 on Tue 10 Nov (captured 11 Oct) and NZ$191 on Wed 11 Nov (captured 12 Oct). It is the median of properties returned with a rate on the public OTA search, 1 night, 2 adults, cheapest offer.
Do Dunedin hotels charge more on Friday?
Mostly not. Of 67 hotels priced on both Fri 6 Nov and Tue 10 Nov, 39 kept Friday within 2% of their own Tuesday, 14 lifted it and 14 lowered it. The median hotel's own Friday premium was 0% (preview basis).
Do Dunedin hotels price Tuesday and Wednesday the same?
Mostly. Of 78 hotels priced on both Tue 10 and Wed 11 Nov (captured 11 and 12 Oct), 57 (73.1%) had identical rates, against 64.6% across 41 markets. The median hotel's own difference was 0%.
Where is the price floor for Dunedin hotels in November 2026?
The bottom of the middle 50% sat between NZ$139 and NZ$142 on all four captured nights, which suggests a steady floor of motels and budget properties. It is the 25th percentile on each capture date, not a minimum rate.
Why did the Dunedin market middle jump on Wednesday 11 November?
The middle rose from NZ$174 on Tue 10 Nov to NZ$191 on Wed 11 Nov, but the median paired hotel had the same rate on both nights. Different properties were priced on each night, so the jump should not be read as the typical hotel raising its rate.
RevPARGenius shows how often your rate changes against the Dunedin hotels you choose, and flags the nights where they move and you do not.

Research methodology and disclosures: Market figures in this article are calculated by RevPARGenius from room rates publicly displayed on online travel agency (OTA) channels, on one search basis (1 night, 2 adults, 1 room, cheapest offer shown). We publish a market figure only where at least 15 properties were priced. The figures are advertised asking prices. They do not show occupancy, bookings, negotiated corporate rates or revenue achieved. Worked examples marked as synthetic use invented data.
