Queenstown hotel rates for November 2026 are high and widely spread: the market middle was NZ$548 on both Fri 6 Nov (captured 7 Oct) and Tue 10 Nov (captured 11 Oct), with the middle 50% on Tuesday running from NZ$410 to NZ$956. Of 100 hotels priced on both nights, 41 asked less for Friday than Tuesday and 29 asked more. Friday is not a premium night here in early November.
Queenstown asks more than any other New Zealand town we captured, and its hotels disagree on price more than most. In early November, Friday is not the expensive night.
This post sets out what Queenstown hotels are asking for five November stay dates, why one of those nights has too few properties to lean on, how a 12-month calendar for 150 properties runs from a February peak to a May–June trough.
What are Queenstown hotels asking for November 2026?
Five stay dates were captured. Three returned enough properties for a solid read; two did not. Across all five captures, 297 different properties appeared.
| Stay night | Captured | Priced | Market middle | Middle 50% |
|---|---|---|---|---|
| Wed 4 Nov | 5 Oct | 200 | NZ$599 | NZ$378–NZ$887 |
| Thu 5 Nov | 6 Oct | 40 | NZ$480 | NZ$318–NZ$624 |
| Fri 6 Nov | 7 Oct | 151 | NZ$548 | NZ$363–NZ$791 |
| Tue 10 Nov | 11 Oct | 177 | NZ$548 | NZ$410–NZ$956 |
| Wed 11 Nov | 12 Oct | 20 | NZ$526 (small sample) | NZ$216–NZ$781 |
Market Pulse Basic, Queenstown. Same search basis: 1 night, 2 adults, 1 room, cheapest offer on the public OTA search; refund and board unknown. Wed 11 Nov returned only 20 priced properties, a small sample.
Wed 11 Nov returned only 20 properties with a rate and Thu 5 Nov only 40, against 200 for Wed 4 Nov. We do not know why. It may be that fewer properties showed a public rate for those nights, or that the search ranked them differently on the capture day. A missing rate is no public rate, not a sign that a hotel is full. We quote those two middles but lean on the other three nights.
On the solid nights, the market middle runs from NZ$548 to NZ$599. For comparison, Wānaka's middle on Tue 10 Nov was NZ$486 (captured 11 Oct), and Christchurch's NZ$286. Our Wānaka read covers the smaller lake town next door, and the 19-town New Zealand roundup ranks them all. For both countries together, see rates across all 48 Australian and NZ markets.
Market Pulse Basic reads the public OTA search for one stay date at a time, on the same search basis (1 night, 2 adults, 1 room, cheapest offer; refund and board unknown). The market middle is the median of the properties returned with a rate that night, and we only quote it when 5 or more are priced. The middle 50% runs from the 25th to the 75th percentile. Each stay date was captured once, so every figure is a rate level on its capture date, not a trend. The search is price-sorted and capped at 200 properties, so the count of properties returned is not the size of the market.
Why is the Queenstown price band so wide?
On Tue 10 Nov (captured 11 Oct), the middle 50% ran from NZ$410 to NZ$956. The property at the top of that band asked 2.3 times the one at the bottom, and the band's width, NZ$546, is almost the whole of the NZ$548 middle. On Wed 4 Nov (captured 5 Oct) the band was NZ$378 to NZ$887. In Christchurch on the same Tuesday, the band was about half the middle.
A band that wide suggests Queenstown is several markets in one search, likely mixing lakefront hotels, apartments and serviced residences that sleep more than two, and motels on the edge of town. For a GM, it means the market middle is a very rough guide. Your real comparison is the handful of properties with your location, room size and guest. Pick those first, then compare.
Do Queenstown hotels charge more on Friday?
Not in early November. We compared 100 hotels priced on both Fri 6 Nov and Tue 10 Nov, each against its own Tuesday rate. This is a Friday-to-Tuesday comparison, captured four days apart (preview basis).
| Friday vs own Tuesday | Hotels | Share |
|---|---|---|
| Lifted by more than 2% | 29 | 29% |
| Within 2% (incl. 24 identical) | 30 | 30% |
| Lowered by more than 2% | 41 | 41% |
Fri 6 Nov (captured 7 Oct) vs Tue 10 Nov (captured 11 Oct), 100 paired hotels. Median own Friday premium: 0%.
More hotels priced Friday below their own Tuesday than above it. The median was 0%. Across 27 markets, 733 of 1,707 paired hotels (42.9%) lifted Friday by more than 2% and 261 (15.3%) lowered it, so Queenstown's 41% lowering is unusual. The midweek pair points the same way: of 115 hotels priced on both Wed 4 Nov and Tue 10 Nov (captured six days apart, preview basis), 54 (47.0%) priced Wed 4 Nov more than 2% below their own Tue 10 Nov rate, and the median was −0.9%.
One reading is that Tue 10 Nov is simply a strong night for many Queenstown properties. Each stay date was captured once, on a different day, so we cannot confirm why. What the data does show is that Queenstown does not treat early-November Friday as a premium night.
What does a 12-month Queenstown calendar show?
We also captured a 12-month calendar for 150 Queenstown properties on 4 Oct 2026, covering 365 nights from 3 Nov 2026 to 2 Nov 2027. Each night's middle is the median rate of the properties priced that night, and the median night had 107 priced. The typical night, the median of all nightly middles, was NZ$504. Every night was captured once, on 4 Oct, so this is what properties were asking for each future night on that day, not a forecast.
| Month | Middle of nightly middles |
|---|---|
| Nov 2026 (from 3 Nov) | NZ$548 |
| Dec 2026 | NZ$509 |
| Jan 2027 | NZ$563 |
| Feb 2027 | NZ$620 |
| Mar 2027 | NZ$539 |
| Apr 2027 | NZ$476 |
| May 2027 | NZ$363 |
| Jun 2027 | NZ$363 |
| Jul 2027 | NZ$486 |
| Aug 2027 | NZ$499 |
| Sep 2027 | NZ$481 |
| Oct 2027 | NZ$537 |
12-month calendar, 150 Queenstown properties, captured 4 Oct 2026. 2 adults, 1 room, NZ$.
February is the peak. Its middle of nightly middles, NZ$620, is 23.0% above the NZ$504 typical night. May and June are the trough at NZ$363 each, 28.0% below typical, and the lowest single nights were Wed 26 May and Mon 31 May 2027 at NZ$341. February's middle is 70.8% above May's.
Day of week barely matters. Across the year, weekday medians run from NZ$497 on Friday to NZ$516 on Wednesday. For the 134 properties with enough nights to compare, the median property's own weekend premium (Friday and Saturday against Sunday to Thursday) is +1.4%. That matches the November read above: in Queenstown the date matters far more than the day. The calendar also shows how often rates move. For the 140 properties with at least 60 night-to-night pairs, the median property's rate differs from the night before on 57% of nights, while 28 of them differ on fewer than 10% of nights.
The holidays stand out. Christmas Eve priced at NZ$637 (49 priced), Christmas Day at NZ$695 and Boxing Day at NZ$700 (35 priced each). New Year's Eve had fewer than 15 properties priced, so we do not publish its middle; fewer public rates is not the same as a full town. New Year's Day (NZ$973, 21 priced) is a small sample. Waitangi Day falls on Sat 6 Feb 2027 and is observed on Mon 8 Feb, giving a long weekend inside the peak month: Sat 6 Feb NZ$702 (77 priced), Sun 7 Feb NZ$727 (85) and Mon 8 Feb NZ$739 (89). The Monday is 46.6% above the typical night and 19.2% above February's middle.
Fri 13 and Sat 14 Nov stand out here too, at NZ$743 and NZ$704, though with only 27 and 29 properties priced both are small samples. Against the NZ$504 typical night, both are well above normal. The driver isn't confirmed in this data; check the local events calendar before you price 13 and 14 November.
Where short-term rentals fit
Short-term rentals are a separate market, often whole homes with cleaning fees and minimum stays, so they are not included in these hotel figures and are never a hotel comp set or a rate target.
RevPARGenius Take
Queenstown prices by date, not by day of the week.
Properties here price high and far apart, the median weekend premium across the year is only +1.4%, and in early November more are cheaper on Friday than dearer. What moves rates is the date: 13–14 Nov, Christmas to New Year, Waitangi weekend and the February peak. If your calendar treats those like any other week, ask whether the last rooms may sell early.
What should a Queenstown GM do this week?
- Check 13 and 14 November. The 12-month calendar priced them at NZ$743 and NZ$704 (captured 4 Oct), both small samples. Compare your own rates and pickup for those nights now.
- Confirm the driver. The data does not name an event. Check the local events calendar and your own group enquiries.
- Load the holidays and February now. Compare your own rates for 24 Dec to 2 Jan and Sat 6 to Mon 8 Feb 2027 with the 12-month calendar (captured 4 Oct), and check your May–June floor.
- Narrow your comp set. With a middle 50% of NZ$410–NZ$956 on Tue 10 Nov (captured 11 Oct), the town-wide middle is too blunt. Choose five to eight properties that match your location and room size.
- Look at your own Friday. If you price Fri 6 Nov below Tue 10 Nov like 41 of 100 hotels did (captured 7 and 11 Oct), check that this follows your own pickup and is not a leftover rate.
- Run the break-even before any lift. Break-even occupancy = current occupancy × current rate ÷ target rate, using your own PMS numbers.

Research methodology and disclosures: Market figures in this article are calculated by RevPARGenius from room rates publicly displayed on online travel agency (OTA) channels, on one search basis (1 night, 2 adults, 1 room, cheapest offer shown). We publish a market figure only where at least 15 properties were priced. The figures are advertised asking prices. They do not show occupancy, bookings, negotiated corporate rates or revenue achieved. Worked examples marked as synthetic use invented data.
