Tasmania hotel rates for November 2026 centre on Hobart. On Wednesday 11 November (captured 12 October), the Hobart market middle was A$236 from 107 properties, above Launceston, Devonport and Sheffield, while regional hotels mostly price Friday like a weekday.

All rates use the same search basis: 1 night, 2 adults, 1 room, cheapest offer; refund and board unknown; some rates returned in NZ$ were converted at the provider's rate.

Hobart sits above the three regional searches with 30 or more priced on every night. On Wednesday 11 November, its A$236 middle compares with A$202 in Launceston, A$179 in Sheffield and A$170 in Devonport, all captured 12 October. It is not the top of the state: St Helens asked more, with a middle of A$276 from 30 priced on Wednesday 11 November and A$252 from 34 on Tuesday 10 November (captured 11 October), against Hobart's A$227. Do Hobart hotels change rate between weeknights?

Somewhat more often than AU and NZ as a whole. Of 97 Hobart hotels priced on both Tuesday 10 November (captured 11 October) and Wednesday 11 November (captured 12 October), 51 (52.6%) had identical rates. Across all 41 markets with that pair, the share was 64.6% (1,870 of 2,894). In Hobart, 27 priced Wednesday more than 2% higher and 17 more than 2% lower; the median change was 0.0%.

Thursday 5 November against Tuesday 10 November is the one weeknight with a lift: the median hotel's own Thursday rate was +5.7% above its Tuesday, with 22 of 37 hotels higher. Thursday-to-Tuesday comparison, captured five days apart (preview basis).

The city search has no Friday or Saturday capture in this round, so we don't estimate a city-wide Hobart weekend premium.

Short-term rentals

Short-term rentals are a separate market, often whole homes with cleaning fees and minimum stays, so they are not included in these hotel figures and are never a hotel comp set or a rate target.

Some Launceston rates returned in NZ$ were converted at the provider's rate. Figures shown only where 15 or more properties were priced; under 30 is marked as a small sample. Most of regional Tasmania is a small-sample market in this data. Several towns returned fewer than 30 priced properties on Wednesday 11 November. Only Launceston, Devonport and Sheffield had 30 or more on every captured night. Where a town or night priced fewer than 15 properties, we leave its figures out, because one property can move a thin middle a long way.

Midweek, these towns are steady. West Coast was the most uniform, with 20 of 22 paired hotels identical on Tuesday 10 and Wednesday 11 November.

Do regional Tasmanian hotels charge more on Friday?

The typical one doesn't. In the 5 regional towns with a same-hotel Friday pair, the median hotel's own Friday premium was 0.0% in 4 and +1.5% in Launceston. Pooled, 88 of 158 hotels (55.7%) held Friday 6 November within 2% of Tuesday 10 November, 37 (23.4%) lifted it and 33 (20.9%) lowered it. This is a Friday-to-Tuesday comparison, captured four days apart (preview basis). For how other towns compare, see which Australian and NZ towns charge more for Friday.

What would a rate step do to your revenue?

We don't know your occupancy, so we give break-even, not dollars. Break-even occupancy = your current occupancy × your current rate ÷ the new rate. At a 5% step, break-even is your occupancy ÷ 1.05; at a 10% step, your occupancy ÷ 1.1. In the worked example (synthetic data): a fictional 40-cabin NZ holiday park at 93.2% occupancy, those steps break even at 88.8% and 84.7%. Put your own occupancy in and ask whether you would lose more guests than that gap.

RevPARGenius Take

Hobart is Tasmania's largest priced market: an A$236 middle on Wednesday 11 November from 107 properties (captured 12 October), and 52.6% of paired hotels holding the same rate from Tuesday 10 to Wednesday 11 November.

Regional towns price Friday close to a weekday: 88 of 158 paired hotels held Friday 6 November within 2% of Tuesday 10 November (captured 7 and 11 October). Several are small samples, so lean on your own data there.

What to do this week in Tasmania

Four quick checks.

  1. In Hobart, place your own Wednesday 11 November rate inside the A$170 to A$317 middle 50%.
  2. Check whether your Tuesday 10 and Wednesday 11 November rates match, and whether that matches your own midweek pickup.
  3. In regional towns, compare your own Friday 6 and Tuesday 10 November rates and check how early your Fridays fill.
  4. Before any change, run break-even with your real occupancy and log the date.

Research methodology and disclosures: Market figures in this article are calculated by RevPARGenius from room rates publicly displayed on online travel agency (OTA) channels, on one search basis (1 night, 2 adults, 1 room, cheapest offer shown). We publish a market figure only where at least 15 properties were priced. The figures are advertised asking prices. They do not show occupancy, bookings, negotiated corporate rates or revenue achieved. Worked examples marked as synthetic use invented data.
