Northland hotel rates for November 2026 are moderate: the market middle was NZ$156 to NZ$161 in Whangārei and NZ$187 to NZ$211 in Paihia (captured 6–12 Oct; Paihia's Sat 7 and Tue 10 Nov rates were returned in A$ and converted to NZ$ at the provider's rate). Across nine smaller New Zealand towns, middles ran from NZ$153 to NZ$360, and most hotels kept Wednesday identical to Tuesday. Several towns had fewer than 30 properties priced, so treat those nights as small samples.
Smaller New Zealand towns price simply. In most of the nine towns in this roundup, the typical hotel charged the same on Tuesday and Wednesday, and on the Saturday we captured it did not lift its rate either.
This roundup covers Whangārei and Paihia in Northland, New Plymouth, Palmerston North, Gisborne and Hastings across the central North Island, and Nelson, Kaikōura and Te Anau in the South Island. Small samples are flagged.
What are hotels in Northland and central NZ asking for November 2026?
Here is every captured night for the nine towns, on the same search basis. Every night shown has 15 or more properties priced; nights with fewer than 30 are marked as small samples, and nights with fewer than 15 are left out. The count is what the search returned on the capture day, not the size of the town.

Market Pulse Basic. Same search basis: 1 night, 2 adults, 1 room, cheapest offer on the public OTA search; refund and board unknown. Small sample = fewer than 30 properties priced. Paihia's Sat 7 and Tue 10 Nov rates were returned in A$ and converted to NZ$ at the provider's rate.
Three groups stand out. Whangārei, New Plymouth, Palmerston North and Gisborne price in a tight NZ$153–NZ$174 range with narrow bands. Paihia and Nelson sit a little higher, at NZ$180–NZ$211, and so does Hastings on its one solid night (NZ$187 on Tue 10 Nov). Kaikōura and Te Anau, both South Island visitor towns, price highest, with middles from NZ$265 to NZ$360 and wide bands. For the bigger centres, see our New Zealand hotel rates for November 2026 across 19 towns. To compare with Australia too, see rates across all 48 Australian and NZ markets.
Market Pulse Basic reads the public OTA search for one stay date at a time, on the same search basis (1 night, 2 adults, 1 room, cheapest offer; refund and board unknown). The market middle is the median of the properties returned with a rate that night, and we only quote it when 5 or more are priced. The middle 50% runs from the 25th to the 75th percentile. Each stay date was captured once, so every figure is a rate level on its capture date, not a trend. The search is price-sorted and capped at 200 properties, so the count of properties returned is not the size of the market. In small towns, a few properties more or fewer on the list can move the middle by tens of dollars, so compare the paired results below before reading anything into a change in the middle.
Which towns lift Saturday, and which hold it level?
For six towns we captured Sat 7 Nov as well as Tue 10 Nov. For hotels priced on both nights, we compared each hotel's own Saturday rate with its own Tuesday rate. This is a Saturday-to-Tuesday comparison, captured three days apart (preview basis).
| Town | Pairs | Higher >2% | Within 2% | Lower >2% | Median own change |
|---|---|---|---|---|---|
| Whangārei | 53 | 15 | 34 | 4 | 0% |
| Paihia | 41 | 11 | 26 | 4 | −0.4% |
| New Plymouth | 37 | 12 | 21 | 4 | 0% |
| Palmerston North | 48 | 7 | 29 | 12 | 0% |
| Gisborne (small sample) | 26 | 4 | 17 | 5 | 0% |
| Kaikōura | 50 | 23 | 22 | 5 | 0% |
Sat 7 Nov (captured 8 Oct) vs Tue 10 Nov (captured 11 Oct).
In every town the median hotel held Saturday at, or within half a percent of, its Tuesday rate; Paihia's median was −0.4%. The exception in the spread is Kaikōura, where 23 of 50 paired hotels (46.0%) lifted Saturday by more than 2%, close to half. Yet Kaikōura's middle was lower on Saturday (NZ$265) than on Tuesday (NZ$310): the middle and the hotels' own rates can move in opposite directions. Palmerston North leans the other way: 12 of 48 hotels (25.0%) priced Saturday more than 2% below Tuesday, a sign of a weekday-led town. Our Marlborough read shows a similar flat week further south.
Do small-town hotels keep Tuesday and Wednesday the same?
Most do. For hotels priced on both Tue 10 Nov and Wed 11 Nov (captured 11 and 12 Oct, one day apart):
| Town | Pairs | Identical | Share identical | Within 2% |
|---|---|---|---|---|
| Whangārei | 64 | 54 | 84.4% | 54 |
| Gisborne (small sample) | 29 | 24 | 82.8% | 25 |
| Paihia | 44 | 34 | 77.3% | 34 |
| New Plymouth | 64 | 50 | 78.1% | 54 |
| Palmerston North | 50 | 35 | 70.0% | 35 |
| Nelson | 53 | 34 | 64.2% | 37 |
| Kaikōura | 67 | 34 | 50.7% | 40 |
Hastings and Te Anau had no Tuesday–Wednesday pair in this capture.
Across 41 markets, 1,870 of 2,894 paired hotels (64.6%) priced Tuesday and Wednesday identically. Whangārei, Gisborne, Paihia and New Plymouth are well above that; Kaikōura is below it, with 20 of 67 hotels (29.9%) pricing Wednesday more than 2% below Tuesday.
RevPARGenius Take
Smaller New Zealand towns run simple weeks.
In every town with a paired comparison, the typical hotel held Saturday or Wednesday at its Tuesday rate, and in Whangārei more than four in five priced Tuesday and Wednesday identically. Where a town looks different, it is in the spread: in Kaikōura nearly half of paired hotels lifted Saturday even though the median hotel held its rate. Read your own position inside that spread before you read the middle.
What should a regional NZ GM do this week?
- Find your town in the table and note where your Tue 10 Nov rate sits against the middle 50%.
- Check your own Saturday against Tuesday. In Kaikōura nearly half of hotels lift Saturday; in Palmerston North a quarter lower it (preview basis). Know which you are and why.
- Treat small samples as hints. Where fewer than 30 properties were priced, build your own comp set of five to eight properties instead of relying on the town middle.
- Run the break-even before any lift. Break-even occupancy = current occupancy × current rate ÷ target rate, with your own PMS numbers.
Frequently asked questions
What are Northland hotel rates in November 2026?
In Whangārei the market middle was NZ$161 on Sat 7 Nov, NZ$156 on Tue 10 Nov and NZ$161 on Wed 11 Nov. In Paihia it was NZ$201 on Thu 5 Nov, NZ$211 on Sat 7 Nov, NZ$209 on Tue 10 Nov and NZ$187 on Wed 11 Nov; the Saturday and Tuesday figures were converted from A$ at the provider's rate. All were captured between 6 and 12 Oct 2026 on the public OTA search, 1 night, 2 adults, cheapest offer.
Which smaller New Zealand town has the highest hotel rates in November 2026?
Te Anau and Kaikōura. Te Anau's middle was NZ$288 on Sat 7 Nov (captured 8 Oct) and NZ$360 on Tue 10 Nov (captured 11 Oct), the Tuesday a small sample of 21. Kaikōura's was NZ$265 to NZ$310 across three nights captured 8–12 Oct.
Do regional NZ hotels charge more on Saturday?
The typical hotel does not. In all six towns where we captured Sat 7 Nov, the median hotel's own Saturday rate was within half a percent of its Tuesday rate. Kaikōura is the exception in spread, with 23 of 50 hotels lifting Saturday by more than 2% (captured 8 and 11 Oct, preview basis).
What does small sample mean in this roundup?
It means fewer than 30 properties returned a rate that night. The market middle is published only when 15 or more are priced, and even then a few properties more or fewer can move it noticeably, so treat it as a rough level.
Do small-town NZ hotels keep Tuesday and Wednesday rates the same?
Most do. For hotels priced on both Tue 10 and Wed 11 Nov (captured 11 and 12 Oct), 54 of 64 in Whangārei (84.4%) and 50 of 64 in New Plymouth (78.1%) priced the two nights identically. Kaikōura was the exception, at 34 of 67 (50.7%). Across 41 markets, 1,870 of 2,894 paired hotels (64.6%) did the same.
RevPARGenius lets a small-town hotel build its own comp set and see its nightly rates against it, which matters most where the town-wide sample is thin.

Research methodology and disclosures: Market figures in this article are calculated by RevPARGenius from room rates publicly displayed on online travel agency (OTA) channels, on one search basis (1 night, 2 adults, 1 room, cheapest offer shown). We publish a market figure only where at least 15 properties were priced. The figures are advertised asking prices. They do not show occupancy, bookings, negotiated corporate rates or revenue achieved. Worked examples marked as synthetic use invented data.
