Noosa hotel rates for November 2026 sit at the top of Queensland midweek. On Tuesday 10 November (captured 11 October), the market middle was A$319, and on Wednesday 11 November (captured 12 October) it was A$337, the highest of any Queensland market we captured on those nights.

This post covers the level, the wide spread of rates, the Friday premium hotel by hotel and how Noosa sits beside the Sunshine Coast. All rates use the same search basis: 1 night, 2 adults, 1 room, cheapest offer; refund and board unknown.

Those Tuesday and Wednesday middles are the highest of the 18 Queensland markets we captured on those nights. On Friday 6 November (captured 7 October), only Port Douglas sat higher at A$632, and Noosa's A$365 was level with Airlie Beach at A$364 and the Gold Coast at A$363. Noosa is a premium coast on weekdays, and it stays near the top on Friday.

Across the three nights, 113 unique properties appeared at least once. That is a smaller pool than the Sunshine Coast search (274), which matters when you read the Friday figures below.

How wide is the spread of Noosa hotel rates?

Wide. On Tuesday 10 November (captured 11 October), the middle 50% of Noosa properties ran from A$209 to A$432, a band of A$223, or 69.9% of the middle. On Friday 6 November (captured 7 October), the band ran A$256 to A$509, a width of A$253.

A wide band means hotels disagree on price, or that very different products sit in one search: a beachfront suite and a hinterland motel room can both be "Noosa". For a GM, that makes the middle a weaker anchor than in a tight market. A Noosa property at A$209 and one at A$432 on the same Tuesday can both be well priced for what they sell.

Compare the Sunshine Coast on the same Tuesday (captured 11 October): a middle of A$241 and a middle 50% of A$183 to A$361. Noosa's middle is A$319 against A$241, or +32.4%. The searches may overlap, so treat that as two views of one coast rather than two separate markets. The Sunshine Coast November 2026 read covers the wider coast. Our read of rates across all 48 Australian and NZ markets places both against the rest of the region.

Read the band before the middle

In Noosa, the middle 50% on Tuesday 10 November spans A$223. Before comparing your rate with the A$319 middle, decide which part of that band your product competes in.

Do Noosa hotels charge more on Friday?

Yes, modestly. Of 43 Noosa hotels priced on both Friday 6 and Tuesday 10 November, the median hotel's own Friday premium was +8.5%. 25 (58.1%) priced Friday more than 2% higher, 14 (32.6%) stayed within 2%, and 4 priced it lower. This is a Friday-to-Tuesday comparison, captured four days apart (preview basis).

The sample is smaller than in the big Queensland markets. 43 pairs is enough to describe the middle of the market, but a handful of hotels changing their mind would move it. Set it beside Brisbane (+15.2%), the Gold Coast (+30.8%) and the Sunshine Coast (+9.5%) in the Queensland Friday premium map by town.

Fewer Noosa properties showed a public rate on Friday (52) than on Tuesday (94). That is a count of rates the search returned. A property with no public rate may have a minimum stay, a closed date or simply not appear for this basis. It is not evidence the town was full; our guide to reading a missing OTA rate explains why.

Do Noosa hotels price Tuesday and Wednesday alike?

Mostly. Of 79 hotels priced on both Tuesday 10 November (captured 11 October) and Wednesday 11 November (captured 12 October), 60 (75.9%) had identical rates. 12 priced Wednesday more than 2% higher and 4 more than 2% lower. The median change was 0.0%.

That matches the wider pattern: across 41 AU and NZ markets, 1,870 of 2,894 Tuesday and Wednesday pairs were identical. The market middle still moved from A$319 to A$337, because the properties returned changed between the two captures. That is why we compare each hotel with itself.

What does a Friday step mean for revenue in Noosa?

We don't know your occupancy, so we give break-even, not dollars. Break-even occupancy = your current occupancy × your current rate ÷ the new rate. At the Noosa median Friday premium of +8.5%:

Rate stepYour break-even occupancyWorked example at 93.2% (synthetic data)
+8.5%your occupancy ÷ 1.08585.9%
+5.0%your occupancy ÷ 1.0588.8%

Break-even = occupancy × current rate ÷ new rate, which equals occupancy ÷ (1 + rate step). The last column is a worked example (synthetic data): a fictional 40-cabin NZ holiday park at 93.2% occupancy over 90 nights; it is not a real property or market data. Use your own occupancy for the middle column.

The question for a Noosa GM is whether Friday guests are more or less price-sensitive than Tuesday guests. Your own pickup shows whether Friday guests book earlier than Tuesday guests. If your own Fridays fill well ahead at your Tuesday rate, that may mean the last rooms are going early. Your PMS pickup will show it.

RevPARGenius Take

Noosa is the priciest Queensland market we captured midweek: an A$319 middle on Tuesday 10 November and A$337 on Wednesday 11 November (captured 11 and 12 October).

Its Friday premium is modest at +8.5% for the median hotel, from 43 pairs, and the spread is wide. Position against the part of the band you actually compete in, not the middle alone.

What should a Noosa GM do this week?

Five short checks.

  1. Place your own Tuesday 10 November rate inside the A$209 to A$432 middle 50%, and decide whether that position matches your product.
  2. Work out your own Friday premium for 6 November and compare it with the Noosa median of +8.5%.
  3. Check which nights in November show no public rate for your property, and confirm each one is a deliberate restriction.
  4. Pull pickup for the last eight Fridays and Tuesdays and compare how far out each fills.
  5. Run the break-even table with your real occupancy before any change, and log what you changed and when.

Frequently asked questions

Is Noosa the most expensive hotel market in Queensland?

On the midweek nights we captured, yes: Noosa's middle was A$319 on Tuesday 10 November and A$337 on Wednesday 11 November, the highest of the Queensland markets in this round. On Friday 6 November, Port Douglas sat higher. These are single captures from 7 to 12 October 2026, not a full-season ranking.

Why is the Noosa rate spread so wide?

Noosa mixes very different products in one search, from beachfront apartments to inland motels. A wide middle 50% means the market middle is a looser anchor than in a tight town. Compare yourself with the part of the band that sells a product like yours.

How reliable is the Noosa Friday premium?

The +8.5% median comes from 43 hotels priced on both nights, a smaller sample than in Brisbane or the Gold Coast. It is a preview basis from one Friday and one Tuesday captured four days apart. Use it as a guide and check it against your own pickup.

Does fewer Friday rates mean Noosa was booked out?

No. The search returned fewer properties with a public rate on Friday, which can reflect minimum stays, closed dates or the search basis. We treat a missing rate as no public rate and draw no conclusion about occupancy.

Should Noosa hotels price like the Sunshine Coast?

Not necessarily. Noosa asked more on every captured night, and the two searches may overlap. Use whichever market your guests actually compare you with, which your enquiry and booking data can show.

Research methodology and disclosures: Market figures in this article are calculated by RevPARGenius from room rates publicly displayed on online travel agency (OTA) channels, on one search basis (1 night, 2 adults, 1 room, cheapest offer shown). We publish a market figure only where at least 15 properties were priced. The figures are advertised asking prices. They do not show occupancy, bookings, negotiated corporate rates or revenue achieved. Worked examples marked as synthetic use invented data. This article is general information, not pricing advice: each hotel sets its own rates independently. RevPARGenius and CloseMode are commercially affiliated platforms.
