Market Pulse Basic, Sunshine Coast. public OTA search, same search basis: 1 night, 2 adults, 1 room, cheapest offer; refund and board unknown. Properties returned in a price-sorted search capped at about 200; this is not the size of the market.
Friday's middle 50% is 80.9% as wide as its middle, against 73.9% on Tuesday. As in most Queensland coastal markets in this round, hotels disagree more about Friday than about a weekday. Across the three nights, 274 unique properties appeared at least once.
There is no comp-set calendar or short-term rental summary for the Sunshine Coast in this round, so this post stays with the three captured nights. That keeps it honest: three nights, each captured once, give rate levels, not a trend.
How strong is the Sunshine Coast Friday premium?
Hotel by hotel, the Sunshine Coast Friday premium is +9.5%. That is the median of each hotel's own Friday 6 November rate against its own Tuesday 10 November rate, across 109 properties priced on both nights. It is a Friday-to-Tuesday comparison, captured four days apart (preview basis).
The size is modest, but the breadth is not. 80 of the 109 hotels (73.4%) priced Friday more than 2% above Tuesday. 26 (23.9%) stayed within 2%, and only 3 (2.8%) priced Friday lower. Of the 27 AU and NZ markets with a Friday pair, the Sunshine Coast has the 3rd highest share of hotels lifting Friday and the 4th highest median premium.
Put simply, most Sunshine Coast hotels ask a little more on a Friday. Compare Brisbane, where the median premium is larger at +15.2% but a smaller share of hotels lift (60.7% of 135). The full town-by-town picture sits in the Queensland Friday premium map. For rate levels in every market, see rates across all 48 Australian and NZ markets.
Open Friday 6 and Tuesday 10 November in your extranet. If both are the same, you are in a group of 25 out of 109 Sunshine Coast hotels. That may be deliberate. If it isn't, look at how early your Fridays fill before deciding.
Do Sunshine Coast hotels price Tuesday and Wednesday the same?
Mostly, yes. Of 131 hotels priced on both Tuesday 10 November (captured 11 October) and Wednesday 11 November (captured 12 October), 103 (78.6%) had identical rates, within half a percent. 109 (83.2%) stayed within 2%, 17 priced Wednesday more than 2% higher and 5 more than 2% lower. The median hotel's change was 0.0%.
That is steadier than AU and NZ as a whole. Across all 41 markets with a Tuesday and Wednesday pair, 1,870 of 2,894 hotels (64.6%) were identical, which we cover in why most AU and NZ hotels price Tuesday and Wednesday the same.
The market middle still moved, from A$241 on Tuesday to A$226 on Wednesday, and the search returned 140 priced properties on Wednesday against 200 on Tuesday. Different properties appeared in the two searches, so the difference between the middles should not be read as the typical hotel's price change. That is why we compare each hotel with itself. Fewer properties with a public rate is not a sign the coast was full.
On the Sunshine Coast, Friday is where hotels differ; Tuesday and Wednesday are where they agree. If your own Wednesday 11 November rate differs from your Tuesday 10 November rate, you are among the 28 out of 131 hotels whose rate changed between the two nights. Check that it is deliberate.
How does the Sunshine Coast compare with Noosa?
Noosa asks more on every captured night. Its middle was A$365 on Friday 6 November (captured 7 October), A$319 on Tuesday 10 November (captured 11 October) and A$337 on Wednesday 11 November (captured 12 October). The Sunshine Coast figures for the same nights were A$303, A$241 and A$226.
Noosa's own Friday premium is similar in size at +8.5%, from a smaller sample of 43 paired hotels, of which 25 lifted Friday. The two searches may overlap, since some properties can sit in both, so treat them as two views of one coast. Our Noosa November 2026 market read covers its spread and level in detail.
For a GM, the point is positioning. If your guests also look at Noosa, your Friday sits inside a wider coastal range. If they compare you with neighbours further along the coast instead, the Sunshine Coast middle is the closer reference. Your own booking data shows which group your guests actually compare.
What does a Friday rate change do to your revenue?
We don't know your occupancy, so we give break-even rather than dollars. Break-even occupancy = your current occupancy × your current rate ÷ your new rate. At a Friday step equal to the Sunshine Coast median of +9.5%, the table shows the formula for your own occupancy and a labelled worked example.
| Rate step | Your break-even occupancy | Worked example at 93.2% (synthetic data) |
|---|---|---|
| +9.5% | your occupancy ÷ 1.095 | 85.1% |
| +5.0% | your occupancy ÷ 1.05 | 88.8% |
Break-even = occupancy × current rate ÷ new rate, which equals occupancy ÷ (1 + rate step). The last column is a worked example (synthetic data): a fictional 40-cabin NZ holiday park at 93.2% occupancy over 90 nights; it is not a real property or market data. Use your own occupancy for the middle column.
Ask it as a question: on a November Friday at your current occupancy, would you lose more guests than the gap between your occupancy and your break-even because Friday costs a little more than Tuesday? Most of the coast has already answered yes to a small step. Your pickup pace tells you whether that suits you.
RevPARGenius Take
Most Sunshine Coast hotels ask a small Friday premium: the median hotel's own Friday is +9.5% above its Tuesday (Fri 6 vs Tue 10 Nov, captured 7 and 11 Oct), and 80 of 109 hotels lifted it.
Midweek is steady: 103 of 131 hotels priced Tuesday 10 and Wednesday 11 November identically (captured 11 and 12 October). Friday is the night where Sunshine Coast hotels make different choices, so that is where your own pickup matters most.
What should a Sunshine Coast GM do this week?
Five steps, each short.
- Work out your own Friday premium for 6 November as Friday ÷ Tuesday − 1 and compare it with the coast median of +9.5%.
- Check your Wednesday 11 November rate against your Tuesday 10 November rate. If they differ, confirm whether that was your choice or a channel setting.
- Pull Friday pickup for the last eight Fridays and note how far out the last rooms sold.
- Decide whether your guests compare you with Noosa or with the wider coast, using where your direct enquiries come from.
- Run the break-even table with your real Friday occupancy before changing any rate, and log the date of any change.
Frequently asked questions
Are Sunshine Coast hotels more expensive on Fridays?
Mostly, and by a small margin. The median hotel priced Friday 6 November +9.5% above its own Tuesday 10 November, and 80 of 109 paired hotels lifted Friday by more than 2%. This is a preview basis from one Friday and one Tuesday captured four days apart.
Do Sunshine Coast hotels charge more midweek on Wednesday?
Very few do. Of 131 hotels priced on both Tuesday 10 and Wednesday 11 November, 103 had identical rates and only 17 priced Wednesday more than 2% higher. Different properties returned a rate on Wednesday, so the lower Wednesday middle should not be read as hotels cutting price.
Is Noosa part of the Sunshine Coast figures?
The two searches may overlap, so some properties can appear in both. We report them separately because Noosa asks noticeably more on every captured night. Use whichever one your guests actually compare you with.
Why does the Sunshine Coast search show about 200 properties?
The search is sorted by price and capped at about 200 results, so the count is properties returned, not the number of hotels on the coast. Across the three captured nights, 274 unique properties appeared at least once.
What is a market middle?
It is the median rate of the properties priced that night on the same search basis. Half of the priced properties ask more and half ask less. We only publish it when at least 15 properties are priced.
If you want to see your own Sunshine Coast comp set night by night, with your rate and the market middle side by side, RevPARGenius builds it from public rates.

Research methodology and disclosures: Market figures in this article are calculated by RevPARGenius from room rates publicly displayed on online travel agency (OTA) channels, on one search basis (1 night, 2 adults, 1 room, cheapest offer shown). We publish a market figure only where at least 15 properties were priced. The figures are advertised asking prices. They do not show occupancy, bookings, negotiated corporate rates or revenue achieved. Worked examples marked as synthetic use invented data.
